How much does your service cost?

Our fees vary depending on the property, location and level of service. Rather than a one-size-fits-all rate, we provide every landlord with a personalised quote alongside a realistic income projection. Get in touch and we'll walk you through it.

Is there a lock-in contract?

No. You can leave with 30 days' notice, any time. We work hard to earn your business every single month.

Are there upfront setup fees?

The onboarding fee varies depending on the size of the property being onboarded and the length of contract that you select. Please see below the Cost of Onboarding:If you sign a longer contract with us, we are able to reduce the onboarding fee by 25%.

What's included in the Onboarding Fee

We charge this onboarding fee to contribute towards the cost of onboarding each property. How much can my property earn?

Short-let income depends on your property type, location, seasonality and standard of finish. As a guide, well-managed short-lets in Berkshire regularly outperform traditional AST rents. We'll give you an honest, realistic projection before you commit to anything.

What platforms will you list on?

Accepted Answer

We list on Airbnb and Booking.com as standard, and can add further platforms depending on demand.

Question 7

Who handles the cleaning and linen?

Accepted Answer

We do. Every stay is followed by a professional turnover clean with hotel-grade linen — coordinated entirely by our team.

Question 8

What happens if a guest damages the property?

Accepted Answer

We screen guests before booking, take security deposits where appropriate, and rely on platform-provided protection (e.g. Airbnb AirCover). We also always recommend appropriate short-let insurance.

How often will I be paid?

You'll receive a clear monthly statement and payout showing every booking, cost and net amount transferred to your bank account.

Do I need special insurance?

Accepted Answer

Yes — standard buy-to-let or residential insurance usually doesn't cover short-let use. We'll guide you to trusted providers.

Do you cover my area?

We currently operate across Reading, Windsor, Wokingham, Basingstoke and London, with expansion into Salisbury planned. If you're unsure whether we cover your postcode, just ask.

Question 12

Can I try the service before committing long term?

Accepted Answer

Yes. We don't lock you into long-term contracts. You can start on a rolling basis and see how your property performs. The vast majority of landlords who join us stay with us long-term because the results speak for themselves - but we'd rather earn your loyalty than contractually oblige it.
